How much is lot rent, and what does it include?+
Lot rent starts at $550 per month on an annual lease. It includes water service, wastewater, trash disposal, land taxes, and grounds maintenance.
What expenses are not included?+
Residents arrange and pay for their own electricity and internet plan. Fiber cable is available on-site. Any future city water service would also be separate from lot rent.
Can I bring my own tiny home?+
Yes. Boxwood welcomes approved tiny homes from any dealer. The community coordinates review, delivery logistics, installation, and utility connections with you and your chosen provider.
What size homes fit the community?+
The spaces are designed for 399-square-foot park model tiny homes. Contact Boxwood before purchasing or moving a home so its dimensions and setup can be reviewed.
Does Boxwood sell or finance homes?+
No. Boxwood leases the lot and does not build or finance homes in-house. Partner manufacturers can discuss home sales, delivery, installation, and financing options directly with you.
Are pets allowed?+
Yes, with breed, weight, and fencing limitations. Discuss your pet with Boxwood before signing a lease so the current requirements are clear.
Is there room for parking and storage?+
Each space has room for two cars in an approximately 40-foot driveway. An approved storage shed up to 8 by 8 feet may be allowed on your lot.
Can I rent a tiny home or operate a short-term rental?+
Boxwood leases spaces for owner-occupied tiny homes and does not rent homes directly. Short-term vacation rentals are not allowed.
Do residents pay property tax?+
Boxwood covers taxes on the land. Any taxes that may apply to a resident-owned structure remain the structure owner's responsibility.
How close is Boxwood to everyday essentials?+
The community is in the heart of Kingsland, within walking distance of H-E-B and about one-half mile from Lake LBJ.
